New Funding secured as part of an advisory relationship with a residential-commercial developer

Martello Developments is a residential and commercial property developer based in Rye, East Sussex. Martello currently has a variety of projects across the South East, most notably in Kent and East Sussex. All development projects focus on locality, with individual sites selected in unique environments and bespoke designs to suit. Developments range in scale from one-off luxury houses to large scale mixed-use projects over £15m in value.
Since December 2018, Charles Irvine has been acting on a retained basis to assist with provision of capital advice and strategic advice to the owner of the business. In addition, we provide specific project advice across the portfolio, including development management advice on one of its industrial developments. Since our appointment we have advised on six projects; four of which are residential developments and two are industrial projects.
In total, the end value of these projects is over £27.0m. There are a further two projects in the pipeline which will require funding packages and which have end values estimated at over £13.5m. The funding facilities have been provided by three different banks, each selected for their different lending styles and loan structures which suited different funding strategies across the portfolio.
We have assisted in securing funds of almost £15.0m on current projects and expect to assist with raising a further £7.5m on two further imminent projects. We act as a close member of the internal team on both capital advice and development management aspects and attend regular inhouse strategic and project meetings with the management and owner of the business.
